Builder proposes 4 large buildings near Grand Central site

Photo It’s a site that anyone who regularly drives down state Highway 14 in Vancouver would recognize — an empty, roughly 17 acres of land, just down the road from the Grand Central retail center. Now it’s being planned as a large flexible industrial development called simply The Collective. Pre-planning documents sent to the city of Vancouver show that the developer, Killian Pacific Development LLC, plans to relocate a city-owned sanitary sewer pump station and begin grading and site-plan review for four industrial buildings after given approval. Killian Pacific has been a part of many developments in Clark County, including the Ninebark in progress at the Camas-Washougal waterfront, Vancouver’s riverside Columbia Business Center and the aforementioned Grand Central retail center. The pre-planning narrative states the proposed development would happen in two phases. The narrative also goes on to say that the four buildings are expected to range in size from 46,500 to 81,650 square feet. “We are not at a point today where we are ready to share details about our new project, as it is in very early stages,” Cassidy Bolger, director of development for Killian Pacific, told The Columbian.

The property, which is made up of two parcels, is owned by Columbia Grove, LLC. The company purchased the land in 2017, according to county records. It’s already zoned light industrial, and it is within the 1,900 foot buffer of a critical aquifer recharge area. The property also has a higher archeological probability. County records didn’t show any mapping indicators for habitat or species impacts. The eastern edge of the property neighbors a 45,000 square foot office building currently occupied by Home Depot Quote Center. The company moved into the building in 2018. Quote Center is a software application used by Home Depot store associates in thousands of stores around the country. It helps to facilitate large product orders for professional contractors. The property’s other neighbors include a Chevron gas station, an electrical substation and residential buildings. Columbia Grove Investors LLC is listed as one of the governing people for Columbia Grove LLC, according to the Washington State Department of Revenue. Killian Pacific Development LLC is listed as the sole governing person for Columbia Grove Investors LLC.
