Developer plans light industrial, warehouse building in east Vancouver Subscriber Exclusive

Photo Another industrial building is in the works, this one just west of Northeast 162nd Avenue and north of Northeast 48th Street, according to pre-planning documents submitted to the city of Vancouver. The proposal calls for a 115,000-square-foot building with commercial warehouse and/or light industrial space. It’s expected to be no more than 40 feet tall. The development, titled Bridge Industrial South, is owned by Bridge Industrial, which is headquartered in Chicago. The company focuses on developing and acquiring industrial properties in supply-constrained markets in the U.S. and United Kingdom. The Portland market is known for its low industrial vacancy rate, which is part of what’s driving the industrial development in Clark County. A representative for Bridge did not immediately respond to a request for comment on the project. Bridge has offices across the country, including Bellevue. The company acquired 76.96 acres along Northeast 162nd Avenue in June of last year, and announced plans to build 646,274 square feet of industrial warehouse space on what amounts to five parcels of land, all conjoined along the arterial street.
Bridge touted the total project, Bridge Point Vancouver 600, as being ideally located in the Portland submarket and very near Interstate 205. “We’re looking forward to delivering this modern, state-of-the-art logistics facility adjacent to a growing population base with direct access to the expressway as well as main arterials — to meet the continued demand for industrial product in the Pacific Northwest,” said Bridge’s Northwest Region partner, Justin Carlucci, in the June 2022 statement. This Bridge Industrial South project is not billed strictly as a warehouse, possibly because last December the city of Vancouver passed a moratorium on construction of warehouses exceeding 100,000 square feet. In February, the city decided to modify it, increasing the threshold to 250,000 square feet. According to the pre-planning documents, the Bridge Industrial South building will be a shell, with no occupants signed yet. Depending on the tenant, the documents state the building could be used as professional or office space, factory space or storage space. The building is planned to have 134 parking spaces, including five handicap spaces, and about 30 dock-high loading bays. There will also be four drive-in overhead doors. There will be storefront entrances on the west and east ends of the building.
According to the pre-planning documents, there will be enough surface parking for about 80 truck trailers and possibly another 37 spaces if a tenant needs them. The site will be accessed by a 40-foot-wide driveway off 162nd Avenue, according to the documents.
